Sitting on the south side of Rittenhouse Square at 1806 S. Rittenhouse is the Savoy condos. Known for their fabulous views of our prized city park, these condos in Philadelphia are a truly affordable alternative to some of the pricier Center City real estate options offered in the 19103 area. Studios, one and two-bed units abound, and the Savoy's rooftop deck is a real treat for owners. The condos on Rittenhouse Square located at 1806 have a pretty good reputation of selling as the building does offer good space, coupled with a doorman building, on the square, with ample "loading zones" in front of the building to conveniently load and unload your car! 2601 Parkway Condos are a great addition to the Art Museum Area. Amenities include a Center City Shuttle, 24-hour security and staffed front desk, bike room, community room with free wifi, fitness center, and on-site storage lockers just to name a few. We like The Ellington because it offers a wonderfully urban setting, in the Rittenhouse Square area, and has become very popular with those looking for a modern, newly constructed high rise condominium in Rittenhouse Square area with lovely finishes.

This former Daily News Building at 2200 Arch St. sat empty for many years as a blight on The Philadelphia skyline. Thanks to the developer for rehabilitating this historical building into a wonderful condo loft building at an awesome location in Logan Square. These condos feature LARGE windows with river or skyline views, open floor plans with gourmet kitchens, generous closets, and garage parking. They sit just a few blocks from the Murano. A few of these Center City condos even have balconies (Penthouse condo units have really bodacious roof decks! 1352 South St Lofts is comprised of 72 contemporary, edgy condos in an exceedingly handsome modern exterior, coupled with really handsome interiors, and 88 garage parking spaces. The building of 1352 is bold an modern- every unit making a nice statement.  These contemporary Philadelphia Condominiums have large private balconies, high ceilings, and luxury baths. Additionally, each unit has spectacular hardwood floors and gourmet kitchens. 

Located just south of 23rd and Market Streets is 23 S. 23rd St. condos- a previous garage that was cored out and developed into condos. The most interesting thing about 23 S. 23rd is the fact that the developer did a smashing job on the courtyard/interior facing condos- a quiet reserve of condominiums that come to life every spring with some really nice landscaping and many of the condos have nice balconies that overlook the space. Most of the units are flats- though most of the penthouse condos are bi-level. Indoor parking exists for most condos, and there is a 24-hour doorman. 83 total condos ranging in size from 783 sq ft to the large penthouses- the largest condo is 4477 sq ft. 

This Washington Square West condominium building, which was once our nation's first advertising agency, features 24-hour concierge service, valet parking, and an on-site chauffer driven Mercedes Sedan. Several units at The Ayer offer a private balcony with a stunning view. Known informally as "220", this elegant Center City condominium building is located on the west side of Rittenhouse Square. With over eighty units and 25 stories tall, 220 has quite a presence on "The Square". Some fabulous penthouses top the building, and a public library is located on the first floor. Located at 210 W. Rittenhouse Square, "The Rittenhouse" is probably my favorite condo building in town.  I think values in the building are heavily dependent upon whether you face Rittenhouse Square or otherwise, as the views of the square are fabulous and command a premium. The location speaks for itself.  I recently named the building one of my TEN BEST in Center City and if my other half would allow, we would move into the building tomorrow. The Penthouse units are interesting at 210 W. Rittenhouse Square because they all have oversized balconies and fireplaces and the views are nothing short of spectacular. 1920 Chestnut Street condominiums house just 2 units per floor, with some floors containing only one unit. A Very modern, hip piece of Philadelphia real estate, 1920 Chestnut has a restaurant on the first floor, is just off Rittenhouse Square, and is located in the 19103 zip code area. Very modern finishes throughout in a grand pre-war condo building. All units at 1920 are flats. Converted to condos around 2000, with nearby rental parking, and close to great shopping and 30th Street station. These condos in Philly are of close proximity to the University of Penn as well! There are 96 units in this Philadelphia condominium building- some with balconies! Rivers Edge Condos are located on the corner of 23rd and Cherry Streets, just a short walk from all the attractions of Center City Philadelphia on the banks of the Schuylkill River- Including 30th Street station and the University of Pennsylvania. If you were to buy one of these condos in Philadelphia, you would be nearby the high-rise office complexes of Market Street West- the high rise office district! 250 S. 17th St. is a Pre-war doorman condo building just off Rittenhouse Square. Beautiful one bedroom, two and three bedroom condominium flats, most with new kitchens, and baths. Most 250 S. 17th St. condo units have access to balcony/fire escape- some with a view of lovely Rittenhouse Square. A doorman building, located in the 19103 zip code with charm and a wonderful location, 250 S. 17th is just across the street from the exciting new condos at 1706 Rittenhouse and next to the condominiums at The Warwick. Luxury Penthouse units feature views in all four directions! Located at 237 S. 18th Street, The Barclay condos are a beautiful Rittenhouse Square landmark that has undergone a major renovation in the past few years Elegant and stately, this Pre-War style Rittenhouse Square condo building has a very large variety of unit sizes available, the Barclay exemplifies the luxury of a by-gone era. True Penthouses exist, though rarely available, in the fine piece of Philadelphia real estate. Though most all units are flats, a few bi-level condominium units do exist in the building. Sitting on the corner of 18th and Rittenhouse Streets, the Barclay is grand in its stately appearance. Most buyers view the condo fees as being high- but almost all utilities included. Nearby parking (rental). Easy access to highways. You will get a lot for your money at 1100 Vine in terms of the size of the units- most buyers impressed with that fact. Med students seem to flock to the 550 sq ft one bedroom units. Doorman building. 1100 Vine was smart in deciding to limit the number of rentals in the building- somewhere around 25% max. Keeps the building "easy to finance". Hallways a bit neutral- and washer/dryers are common and in the hallways (coin-op)- but can be installed inside units at owners expense. Basement storage. An elegant, modern styled Rittenhouse Square high-rise, known simply as "1820". Two units per floor (two large units per floor!), each (generally) having a tremendous view of "The Square". Parking on premises, this elegant building boasts one of the most prestigious addresses in the city. Rarely available, 1820 is wonderfully situated on the south side of the square. 24-hour doorman.  Known simply to Philadelphia folks as "1820", 1820 Rittenhouse Condominium sits on the south side of Rittenhouse Square and was the first building back in the late 1980's to garner a sale price of $1M. Known simply by Philadelphians as "1830", the condominium building sits on the south of Rittenhouse Square and was the first high-rise to appear on the Square back in the mid-1920's. Originally an apartment building- this Beaux Art styled building is hailed as one of the finest examples of pre-war architecture amongst the condo set here in Philadelphia. The condos at 1830 Rittenhouse are unique in the fact that very few- if any of the condos in the building are alike...having been broken up and added onto over the years. What few know is that there are two penthouse units here- and both are only accessible by taking the elevator to the 18th floor- then walking up a flight of stairs to reach those two condos....when built- these were the maid's quarters/apartments for the "help" in the building....and 1830 is the last remaining condominium building in town that have elevator attendants. The condos range in size from 1000 sq ft one bedroom units to entire floor condos which are over 5000 sq. ft. in size. I

Known as Center City One, this Philadelphia condo building has a great reputation for being a solid Center City real estate building. A mix of studio, one and two bedroom units, Center City One is graced with on-site parking (some owned, some rental) and has wonderful city or south facing, sun-drenched views from many of the balconies. These Washington Square West condos are located in the 19107 zip code, and all units at Center City One are flats- no loft condo units at 1326 Spruce exist. Near the center of Philadelphia, these condos at Broad and Spruce Streets have great views- either offering nice city views or wonderfully bright southern views.
